What a Rental / DSCR Loan Is

A rental loan (DSCR loan) is long-term financing for income-producing investment property, underwritten on the property's debt-service coverage — whether the rent covers the payment — rather than your personal tax returns.

That single difference is why investors with complex finances, self-employment income, or growing portfolios choose DSCR over conventional: the deal qualifies on its own math.

Who It's Built For

  • Buy-and-hold investors building passive income who want 30-year fixed certainty or lower ARM entry rates.

  • BRRRR investors on the refinance leg — pulling their capital back out of a stabilized rental to fund the next acquisition.

  • Portfolio landlords: blanket loans wrap 3 or more like properties held by the same entity into one facility with one payment.

Investment property only — but you may still be able to live in the building.

Every program here is business-purpose financing for investment property. On a 1–4 unit property you cannot occupy a unit as your primary home. On 5+ units most states allow you to live in the building so long as you don't occupy more than half the livable square footage — New Jersey requires 6 units or more. On true commercial and mixed-use property you can run your own business out of the space, and a mixed-use building can sometimes be your residence too.
