Every program here is business-purpose financing for investment property. On a 1–4 unit property you cannot occupy a unit as your primary home. On 5+ units most states allow you to live in the building so long as you don't occupy more than half the livable square footage — New Jersey requires 6 units or more. On true commercial and mixed-use property you can run your own business out of the space, and a mixed-use building can sometimes be your residence too.
